Structure

• Foundations will be priced per plan specs and home-site requirements
• Rock removal and soil condition clause will be in place to cover unseen soil or rock conditions
• Foundation waterproofing is included on all crawlspace and basement foundations, which includes a lifetime warranty
• Floor systems are individually designed using engineered I-Joist, includes structural warranty
• Sub-flooring is ¾" T&G Advantech that is nailed, screwed and glued in place
• Wall framing is spaced16" O.C. using 2" X 4" or 2" X 6" studs, per plan specs
• Roof framing is built per specs using “stick built” or roof truss applications
• Roof sheathing is ½" OSB Tech Shield
  *Note* Heavier sheathing is required for slate or tile roof coverings.
• Overhangs are built to plan specs
• Exterior wall sheathing is 7/16" OSB with full house wrap
• Termite pre-treat is Borate-based termite treatment on your lumber. Basement slabs will be treated with a liquid soil treatment. We provide a Bond and Termite Handbook at closing.   

• Granite countertops with 6 color selections to choose from

• Kitchen sink is per plan specs using finishes such as copper, bronze, nickel or stainless steel
• Appliances are Viking or Wolf and Sub-Zero to include, per plan specs, range, oven, refrigerator, ice machine, wine cooler and dishwasher
• Cabinets are built to plan specs with customer’s choice of finish type

• Finished flooring per plan specs using materials such as natural stone, marble or ceramic tile
• Tubs are placed per plan specs, offering a choice of jetted tubs, garden tubs and free-standing tubs
• Showers are built per plan specs using ceramic tile or marble wall coverings with either “open” or glass enclosure style designs
• Vanity tops are granite
• Vanity cabinets are built per specs and customer’s choice of finish

Guest Bathrooms

• Tubs are cast iron with ceramic tile or marble wall surround for shower
• Floors are finished per plan specs using materials such as natural stone, marble or ceramic tile
• Vanity tops are granite
• Vanity cabinets are built per plan specs and customer’s choice of finish

Closets

• Closets are custom designed by professionals

Fireplaces

• Fireplaces are built per plan specs, we offer “Full Masonry” or “Pre-Fabricated” firebox and chimney flues
• Fireplace surrounds are made with materials such as marble, natural stone or limestone
• Mantels are built per plan specs and customer’s choice

Stairs

• Stairs are built per plan specs using a host of handrail wood species and finishes, also including options such as wrought iron or oak balusters

Trim and Millwork
All interior trim and millwork are per plan specs, utilizing trim features such as:

• coffered ceilings
• heavy crown molding
• wainscoting
• wide window and door casings
• arch moldings
• hardwood wall panels
• built-in cabinetry
• more

Interior Paint / Stain

• We offer up to 5 different paint color selections for walls, 1 paint color selection for ceilings and 1 paint color selection for trim
• All stain applications are priced per request
• Paint is Sherwin Williams Super Paint in Flat or Satin Finish

Ceilings and Wall Finish

• Ceilings and walls are covered in ½" drywall sanded to a smooth surface finish  *Note* An authentic “knock down” wall finish is also available.
• Wall coverings such as stone, wood, tile or brick are available and priced per application

Floor Coverings
All Floor coverings are per plan specs and customer preference. We offer materials such as:

• Hardwood species in oak, cypress, heart pine, hickory, chestnut, mahogany and zebrawood
• Natural stone
• Marball
• Sile stone
• Ceramic tile
• Slate

Garage Interiors

• Garage walls will be covered in ½" drywall sanded to a smooth finish and painted with a semi-gloss paint for durability
  *Note* Other wall coverings are available.
• Garage floors will be sealed and painted with an epoxy enamel paint for a rich appearance and durable finish
• Built-in work stations are per plan specs and customer preference

Plumbing / Plumbing Fixtures

• Plumbing fixtures—tubs, sinks, faucets—will be offered per allowance or per plan specs. We offer brands such as Kohler, MAAX, Jacuzzi, TOTO, Blanco and ROHL
• All plumbing drops will be cast iron, to assure quietness
• All plumbing hot/cold service lines will be copper, unless “well water” is used for water source, then alternate source of service lines will be used
• Hot water heater is available in gas, propane or electric and will be sized per application upon availability

Electrical and Lighting Fixtures

• Lighting fixtures will be offered per allowance or per plan specs
• Wiring detail and drops are per plan, unless changes are noted on the plan
• Household wiring will be a minimum of 12-gauge wire
• We offer “On-Q” structural wiring packages
• Security system, phone, TV/satellite/cable, audio and home entertainment centers are customized to customer specs
• A minimum of 200 amp service to home is offered. Larger amp service to home is available per electrical requirements or customer request.

 Heating and Cooling

• Heating and Cooling will be sized per plan specs to handle climate and customer needs
• A minimum of 13 seer rating will be used for cooling
• Heating BTU requirements are per code and specs
• Gas, propane and electric as a source of heating, cooking, hot water heater, outdoor grill and gas logs will be offered upon availability

Exterior Features
Siding / Veneer

• Siding or veneer is per plan specs. We offer materials such as natural stone, wood, brick, 3-coat stucco or Hardie Plank.
• Veneer accents such as wrought iron and copper are available

Decks and Patios

• Decks will be built per plan specs. We use materials such as IPE Ironwood, teak and mahogany for deck floors with accent rails in wrought iron, copper, natural stone and brick.
• Patio floors many consist of natural stone, brick pavers or tile

Garage Doors

• Garage doors are per plan specs. We use insulated wood doors with belt drive door openers for quietness and durability.

Soffit

• Soffit is per plan specs. We use Hardie Plank or cedar wood boards for soffit material to be painted or stained.

Exterior Windows and Doors

• All exterior windows and doors are per plan specs. We use brands such as Jeld-Wen, Andersen, Pella, Marvin and Therma-Tru.    

Gutters

• We offer aluminum gutters and downspouts in 5 color selections
  *Note* Copper gutters and downspouts are available.

Landscaping and Exterior Lighting

• Landscaping and exterior lighting are customized to home-site requirements and customer desires; this will be priced per specs or by allowance.

Specialty Exterior Features

• Compass Luxury Homes offers specialty exterior features such as outdoor fireplaces, outdoor kitchens by Viking, built-in hot tubs, swimming pools and custom porch screens by Phantom Screens

Roofing

• Roofing is per plan specs. We offer materials such as 50-year architectural shingles, cedar shakes, copper, slate, clay tile or Slate 2.0
  Copper chimney pots and copper cupolas are available

Warranty

• Compass Luxury Homes has a full-time warranty staff to provide a timely response to any warranty needs.
• We provide an exclusive, in-house, 12-month warranty program in which we provide Quality Re-Inspections at 60 days and 11 months after closing.
• A structural warranty is provided by a nationally recognized extended warranty program.
